| Terri and Jen? Care to update anything going on w/ your houses and stuff? For us...we heard from our bank dude that we are waiting for final approval from the underwriter and he expects to hear that on Thursday. Then we can get the title and everything to HUD on Monday. They require 96 hours from then to be able to close. So he expects we will close by the 31st or very shortly after that.  I will be relieved once that's all done and everything's final b/c until then there's always that little fear that it won't work out. Oh and I'm taking of Thursday for the inspection and to get some other stuff done for the house. I have a good idea on paint colors for almost all the rooms, just have to finalize them. Probably get a few of the little samples to try on the walls to make sure. I just need SOMETHING for the main bathroom. I can't find a shower curtain to base the colors on. I have to do that on Thursday. Saturday we are going to Lowes and picking everything from appliances, to flooring, to blinds, to paint, etc. out and they have a program where they send it all to Corporate and in a few days they send back to you what kind of discounts they can give you. The more you buy...the better discounts you can get!  Then that price is good for 30 days. Anyway...that's where we are with everything. Hoping for some great news over the next few weeks! _________________  |

|  erin for everything moving right along! can't wait to see it all put together as for us, the young kid that was interested..i think i scared his mom away. she called on friday and was almost demanding for an appraisal before her son signed any contract on the house. she thinks the price is too high and doesn't want him to get in anything over his head. WTF! our house appraised for more when we bought it AND we are comparable to other houses on the market. told her the appraisal is done after the contract w/ the mortgage company and if they want on edone, it will be on their own dime. haven't heard back from them. but, i did get a call from another guy. him and his finance are coming look at the house next wednesday  they loved the pictures online and are looking for a starter home. the guy grew up in my neighborhood and likes the area. so  for them to love it!  for asking!! |

| Sent off our letters of explanation on Friday and now we are hoping and praying the underwriter doesn't think Brad is a contract employee. Loan officer said it takes a few business days so hoping to hear something today. In the meantime we're packing but it sort of sucks that we don't know if the loan is going to be approved. Hopefully we're not just packing for nothing.

| I hate  Jen. We haven't started packing at all, but we aren't moving right away either. Thursday when I'm off, I"m gonig to start things and then we will get after it this weekend also. Packing sucks! I'm hoping for the best for you guys, Jen. I don't see how they can't approve your loan now!  _________________  |

| JE, so exciting!!! Sounds like things are moving right along. It is nice when you are doing a local move and you don't have to be out of your current place right away. You can do your updates and painting and move stuff a little at a time. Then just get a truck for your furniture. Makes life so much easier.
Terri, you were right to tell that lady to get her own appraisal. What a dumbass! She had nerve to even ask. Her son also needs to stand on his own 2 feet and not have his mommy placing calls for him. Hope this new guy loves the house!

| Ehhh- things here haven't been so hot. Since we went on the market (on 2/15) we've only had 3 showings. (Jason gets  everytime we talk about it because we invested almost $1K to get the house ready with stagers, painters, storage units, cleaning crew, etc.). So last week we dropped our price by $15K to hopefully get some movement. Unfortunately, in our area the house prices just keep coming down because houses just aren't selling. So houses that cost more than ours are going down, and then houses that are comparable with ours are now about $20K below us (even after the reduction). So we are in a big ole pile of poo right now, and are crossing our fingers that the price reduction at least starts getting us some foot traffic. On the other end, the one builder that we are looking at send our agent an e-friggin-m@il last week- they are offering a fairly decent incentive to 3 buyers who will sign a contract by the end of the month. And they are willing to take a contingent offer- which made this very very attractive. So we put a low offer in on Sunday, which they didn't out and out reject but told us that they wouldn't be willing to go any lower than the incentive. So we have made a few compromises and gone back with another offer (basically saying "ok fine on the incentive- but you guys pay all our closing costs). Assuming that is accepted, we may be signing a contract on that in the next week or so. Then it puts even more pressure on us getting out of this house. ((sigh)) This is super stressful. |

| Well, inspection went well today. A few minor things here and there, but nothing major or structural. Recommends getting the furnace and vents cleaned out. Kitchen faucet has a leak and we will just replace it (it was a crappy looking one anyway). Main bathroom toilet needs a new pump....still works, but we should replace it. Back door window has a little leak, so we'll probably just replace it. Other than that it's just minor stuff we can repair as we go.  Talked to bank dude (as I like to call him  ) and he said the underwriter needed a few papers from him ( a checklist and something else) but other than that they should be good to go. Signing the title tonight and hopefully close by the end of next week. I spent the rest of the afternoon shopping for a stupid shower curtain for that main bathroom and I can't find something  I have no idea what we'll paint in there.  The rest of the house we have a good idea for each room. _________________  |

|  JE for the house being in good condition..those are all minor fixes! where have you looked for shower curtains? i love the usual BBB but my SIL got a beautiful one at Dillards (do you have that there?) and i forget that JCPenny and Kohls have decent home stuff too. whats the theme going to be in there? Christy, i'm sorry for the price reduction and slow traffic..i totally feel your pain whats the new house going to look like..do you have plans or do you choose from their plans? i had heard too that the market is going to stay blah for awhile. NPR said that most first-time home owners are buying great forclosures and the folks wanting to move-up can't get rid of thier homes  stupid economy! |
